First, we check their rating and reviews. We then ask a series of questions to potential tenants. They must answer these questions and agree to our house rules. We pay special attention to guests who are booking last minute, have no reviews and have a home location within a 1 hour drive time. We have learned that these bookings are the highest risk for parties as local friends can stop by.

Here is a sample message we send to potential guest:

"Hi there,

We want to make sure that our place would be a good fit for your group.

Please be informed that this is a quiet, family-oriented community. We have quiet hours starting at 10pm for the fire pit.

Can you please confirm you understand that there are no parties or events?

Please be advised that we have cameras facing the driveway, smart locks and noise monitoring inside the unit.

We want this to be a great fit for you, the owner and the neighborhood.

If the noise alarm is tripped or we see two many cars in the driveway we will notify you and if required work with Airbnb specialists.

If its not a fit we will give you a full refund and help you find another place.

There are a lot of options out there and other owners may not be as strict."

As an additional safety measure each platform allows a certain number of cancelations on guests. For example, Airbnb allows hosts to cancel 3 times on guests a year without being suspended. If we are worried and not getting a good feeling about the guest, we will go ahead and cancel. This situation comes up when guests don’t respond or don’t respond with enough detail giving us the feeling they are avoiding the questions. We do not discriminate based on any protected class: Race, Age, Disability, etc.

Yes!

We employ licensed contractors.

We determine if tenants’ issues can be resolved over the phone through step by step instructions. If these issues cannot be resolved with the tenant over the phone, we contact our designated repair personnel to do a site visit.

We have an annual safety audit and maintenance run through of the property. We also keep track of guests' suggestions on repair and improvements which we discuss with owners annually.

Yes, of course!

All of our expenses will go through an approval process with the property owner before any purchases are made.

No. Unlike other property managers who are marking up their in house contractors we don’t do that. We start by asking you who you are working with today and if you like them. We will continue to use the cleaning crew, electrician, plumber, etc that you specify. We will provide our preferred contractors if requested. We do not play games switching to our preferred contractors so we can mark up their rates to you. If you want us to manage a larger renovation, we will clearly disclose management costs separate from the contractors performing the work. For smaller jobs already covered via your selected service plan our fee already covers the manamgnet effort.

Because we have a team of people that supports each Investor, we can be reached 24 hours a day, 7 days a week.
